Welcome to Shellpoint a wonderful little subdivision of mostly custom built homes located off Rifle Range Rd in the heart of Mt Pleasant SC. Walking distance to Whitesides Elementary school, and The Montessori school this neighborhood is highly sought after by anyone with small children.
Our neighborhood has 146
home sites with all but a few that have homes on them. The original development
began in early 2000's with just a few lots left to build on. There are no amenities
other than standard trash pick up but many homes have built in pools. The smallest house
would be 1800 sq ft for homes not on the lake, any homes on the lake have a min.
requirement of 2200 sq ft.
Since there aren't any community amenities to pay for, the HOA fee is only $250 a year which covers the landscaping & maintenance costs associated with the entrance, cost of street lights, signs & property management costs etc.
Yes & No. You may have your boat in front of your home on the driveway from Thurs to Sunday, but anything other than that may very well result in a $50 HOA fine.

No Shellpoint is NOT in a flood zone.
You will not be required by a mortgage lender to obtain flood insurance. That said,
when living anywhere in SC near the coast inside Hwy 17 it is recommended.
Only resident owners of Shellpoint & Watermark may use the lake for any reason. Guests MUST be accompanied by an owner of Shellpoint. The lake & the community is patroled by the town of Mt Pleasant police dept. Violators may be prosecuted.
